You don't have to stage your home. It will sell no matter what. It is just a matter of how fast it will sell for and how much. What you do is up to you. There are always limitations on how much time and money you wish to invest in your home.  Some people believe that it is better to provide an allowance to replace bad carpet or scratched up floors. The trouble is that 90% of buyers cannot envision how much they would love a home with a few changes. The more they love it, the more they will pay for it. The more buyers that love it, the more offers you will receive which raises your selling price even more.

We are very budget conscious when we stage a home. If you are not planning to sell right away, you may want to invest in higher grade materials. We also focus more on aesthetics. No one will fall in love with a new 97% efficient furnace. The only time we might recommend a big renovation is if it is to fix a deal killer like mold. Major kitchen and bath remodels usually cost more than you will make so why bother. We do advise consulting with a professional stager to help with selections to maximize your results. The right paint color can make a huge difference.
